The Energy performance certificate makes recommendation on how to improve you properties  efficiency and is then included in your home information pack or made available to your tenants, and is valid for 1 year and 10 years respectively.

If you then wish to make improvements to increase the saleability or make your property more desirable to rent you will then have to pay for another assessment to reflect the changes as once a certificate is lodged no changes can be made.

Why not have a Pre assessment inspection, you will receive a report containing the present rating of your property and the recommendations needed to be implemented to obtain a higher rating, this will give you the opportunity to carry out the changes before the assessment is done.

NB. The Energy Assessment has to be completed within 12 months of the Pre-assessment to qualify for the reduced rate

If it is found that after the pre-inspection no significant improvement can be made to the property, an Energy Performance Certificate can be issued upon payment of the balance of a standard Energy Performance Certificate fee
